Buying and Selling an Ugly House in Stockton is two sides of the same coin. Cut Your Losses! Sell that Ugly Stockton House Now!
WARNING: This article contains opinions and comments that are satirical and sarcastic. The Author admits its insensitive, but chose to publish the article anyway. Let the reader BEWARE!
It really doesn’t matter how you describe the house, because there is no way that you can put enough lipstick on it to make it sound or look better. It is what it is and eventually whoever would be interested in buying that house will have to see it. It isn’t going to work to just say it’s a Stockton Fixer upper, it needs work or I am selling it As – Is, because it’s obvious that is what you need to do. But it doesn’t matter until you are able to say… “Uncle”, out loud and mean it.
If you own a house like this, then you know what I am talking about. It’s the house that no matter what you do, it never gets better. You go to fix one thing and what its attached to, breaks. There is simply no way to stay ahead of everything it needs because unless you start to deconstruct it piece by piece. The truth is you dont have a clue what it really needs. In fact, there isn’t enough time or money to commit to its needs. And that is the point, right?
Let’s be realistic, it isn’t going to fix it selself and you fixatiting about what it needs, or how much it’s going to cost isn’t going to make it better. Like I said, It’s ok to say Uncle… “Buy My Fixer House In Stockton” now? I need to cut my losses now. Waiting for the day that you get enough money to pour into it is like throwing good money away on a stock that keeps losing money.
So here it is… if you own a house that neighbors complain about, the city tags as a nuisance with code violations, and you wish that you could just get rid of, be realistic and stop worrying about how you are going to fix that house and just sell it. Preferably to me.
If you need to sell a damaged house in the Stockton or Sacramento area, our latest post will help you save time and money on the sale of your home.
Buy my Ugly House, Buy My Fixer House in Stockton!
I have written so many articles on how you can sell that ugly house, that my fingers ache and I still feel your pain. But, really are you holding out because you’re resenting that someone can do with your house that you can’t? That isn’t going to solve the problem. I am here to tell you that there is hope, and that there are ways you can sell your house without having to pay for all the required repairs. and psssst…. Why would you want to?
So let’s be clear, that first thing that you need to do in order to sell a damaged house in Stockton is to get in front of the right buyers. Understand that most buyers are looking for a house they can move in to right away without having to do any work. You are looking for the buyers that have cash and know how to fix a house for investment purposes. Your best bet will likely be finding the right investors who don’t mind taking on ugly houses. At Westbrook REI, we are seasoned and experienced in fixing up properties and are happy to help if you need to sell a fixer house in stockton. Best of all we have CASH.
So Just What are Your Selling Options
You can Continue to Dream of Fixing It Yourself
The most Obvious option is to fix it yourself. But I talked you out of that, right? The power of psychology and all, if you continue down this path you will go absolutely bat crazy and the house will suck up another $5,000 and it will never get done. The next problem will appear and another $2,000 or $3,000 will go down the drain. And then another year goes by and along with property taxes, utilities, maintenance of the things that keep the city and county away… it never ends, it just starts all over again and before you know it, its tax time again and you still can’t deduct the losses because you still own the Money Pit.
Being an owner of a house like this is constant negative feedback. It never goes away. It ruins family dinners and date nights, because you can’t afford them and its weight can’t be lost with a diet, unless you sell that Stockton Houses now. If it’s not you thinking about it, it’s your neighbor calling you about it. When will it stop? Will you ever sleep again?
Who am I kidding… Of course if your house is damaged, you can fix it. And to tell the truth this is likely going to be your best choice if you want to sell it for a price that is competitive with others on the market. That said, many rational people don’t want to spend a bunch of money on a property they are selling without any guarantee of a return on investment.
Are you rational? Do you even know what repairs are the ones that will pay off in the long run? Of course you do you watch HGTV and all the flipping house shows. Subway tile, a new garage door, a new front door, new kitchen, new bathroom and dont worry about that foundation or buckling concrete in the garage and driveway. No one will notice that anyway. Besides me, do you think the people that write articles about which repairs and upgrades pay off really know what the hell they are talking about? I can assure you that they dont and nor can they do the work.
You Can List it As-Is with a Real Estate Agent
So were at Option 2: Instead of spending money on all of the repairs, you can clean up a bit or a lot, paint a few things and choose to list your house with a local real estate agent and sell it as-is. You can also go through extraordinary lengths to take pictures making the house look as good as you can. It will make you feel like you’ve got better chance at selling it at a reasonable price.
One other thing… the real estate agent has these documents that the seller HAS to fill out and sign… they are called Disclosures, and you, as the seller are obligated to tell the truth about your house. In fact, the more honest you are about the defects of the house, the better off you are if there is a problem within the next 10 years. Remember all you need to do is list all of the problems that you know about. Its real simple… tell the truth and risk scaring off the potential buyers, or be sued later. That is how let the buyer beware works in Stockton or anywhere in California for that matter. So once that is done, it’s a lock… right? The whole world wants your opportunity of a house, Right? Dont hate me, I am just the messenger.
Of course, this is all so simple, you hire an agent and offer the house at a fair price. Next the buyers will line up and eventually they will want to see it in person. At that point you still need to know that even though you are offering it As-Is, the average buyer, even one that is looking for a bargain, is still going to want at least one inspection regardless of whether or not you say…. “Wait, I am selling it As-Is”. Did I mention that 98 percent of all buyers want at least 1 inspection? The most realistic prediction I have, is that the house will be inspected at least two and maybe three times. A general inspection, a roof inspection and a finally a termite inspection. (they usually come in threes as do all deaths) because once the buyer sees that there are a number of repairs required with your property, you can be assured they are going to ask for all kinds of repairs.
Next, even if you pass that inspection hurdle with the buyer and you agree to repairs, there is the financing and banks hurdle. Did I mention that no bank will lend money for a house that needs repairs unless the repairs are made in advance? Wait, didnt you want to avoid spending money on repairs because you wanted a guaranteed return on your investment? That is not going to happen with this option because banks want to make sure that the house is move in ready (this is kind of a new banking rule that wants certain safety and livability standards for the buyers so they continue to pay the mortgage).
Finally, we come to the next hurdle… the appraisal. Don’t worry about the appraisal, because the buyer pays for it and the bank is only going to make sure that the house is worth what the buyer is paying for including repairs before the closing. That means before you see any money. When the appraisal is approved, the bank will have other conditions that may never have a hope of being met. Believe me it won’t be the buyers fault. It will be because of the condition of the house. That house that you are sure is worth more than the whole process will allow.
and so we come to the cash buyer. My company… we wont ask for inspections or appraisals. We’ll make an offer you’ll negotiate a higher price. We agree and we close in 10 days? Sound good?
You Can Sell it Directly to Westbrook REI
Option 3: This is typically the fastest and easiest way to sell a damaged house. Let’s make this section real simple. You pick up the phone and you dial (209) 481-7780 my direct phone number. The number I have had since 1986 and the number my mother calls me at. All you have to do is and say “Uncle… are you the guy that buys houses for cash in Stockton?”
Like I said earlier, I won’t order even one inspection, I dont want an appraisal, and I dont want any guarantees that the house is in good condition. I dont want disclosures. I just want you to call so that I can show you what I can do to solve your problem. But when you do, you will get in front of the areas most Trusted Real Estate Investor as a direct buyer. If you choose to sell to me, we will buy the house as-is, saving you thousands of dollars in repairs. You dont need to clean it or haul away trash. I just want it vacant and if you cant do that then Ill even pay to have the squatters or bad tenants evicted. Ill even pay the mortgage until they are gone…
Finally, did I tell you that depending on the condition of the title, we are able to close very quickly (in some cases less than 5 days) so you can easily sell your fixer home in Stockton, and move on with your life!
