Hello, my name is Peter Westbrook and I am a Real Estate Investor with Westbrook Real Estate Investments and I buy houses in any condition in Stockton, Sacramento, and Modesto, California.
We have all seen the signs on the side of the road that say “I Buy Houses” and we have all seen the classified ads that read “I Buy Houses in and Condition”. In my case, its true and on average I try to buy 3 to 5 houses per month.
Certainly most Homeowners are very skeptical and with good reason. After all who would want to buy my house in its current as-is condition? After all why would anyone believe a sign that says “I Buy Houses”. I mean, certainly there are other ways to buy houses like normal people. I am gong to make an admission here, I am not normal and I am not like anyone else. And either are you.
Let’s face it, if you have a house that is in desperate need of repair what are your options?
1) You can call a Realtor and they will want to view the house
· they will want a listing agreement to sell the house (usually 6 months)
· they will want to show the house to other realtors
· they will want you to make as many repairs as they can talk you into for the house
· They will want you to paint the house
· they will want you to put new flooring into the house
· they will want you to landscape the house
In short, they are going to want you to spend thousands of dollars to bring a house to a “Marketable Condition”. One with the curb appeal that can compete with other houses for sale within your neighborhood. And of course they will want you to LIST the house at a competitive price so they can try to sell it quickly and collect their 6% commission.
Now I don’t begrudge anyone their commission, but let’s face it, If you have talked to a Real Estate Agent, they have asked you to spend a lot of money and do a lot of work just so they can put a sign in the yard that says call me.
Also keep in mind that the market is saturated with houses by other homeowners and that does not take into consideration the hundreds and maybe even thousands of houses already on the market by banks because of Foreclosures or by owners because of Short Sales. It is estimated that for every one house that is available through the Multiple Listing Service by a homeowner there are almost 5 others that are listed by the Banks.
That equates to a lot of downward pressure on the Real Estate Market in Stockton, Sacramento and Modesto.
When you add to that cost, the average number of days it takes to sell a house, what are your chances of getting “top dollar” for your house when market prices continue to drop?
