Whatever the reason, if you are now in the position of needing to sell your house fast for cash in Stockton, I can help.

The first step is to decide what you want to accomplish with the sale of your house. Do you want to spend thousands of dollars chasing the highest possible sales price and pay a large commissions to achieve that and wait 6 months to a year to actually sell? Or

Do you want to sell that house for the highest possible amount without fixing or updating it right now? Believe it or not the real estate market today is one of extremes and unfortunately with new lender rules and buyers wanting move in ready there is not a lot you can do with a house that sits somewhere in between.

If you decide you want to maximize your time an money and just sell now than you need to find the people with the ability to buy your house for cash. As an experienced cash buyer, I understand what it means to get Buyers in the door, and then close on the sale. Understanding the process and knowing how to get your house ready for sale may help.

Locating a Cash Buyer

Locating a cash buyer for any house in any market is relatively simple. It is far less complicated than hiring a real estate agent and it is definitely easier than listing your house for sale on the open market.

Step 1: Google… “We Buy Houses Stockton” or “Cash Home Buyers in Stockton” or “Who Buys Houses Stockton”.

Step 2: Research the top  3 results and call them.

Step 3: Chances are that I’ll be the number one listing so Call Me at 209-481-7780 and I will talk to you personally.

What to Expect:

I Inherited a House But Need to Get Rid of ItThe 95%/5% rule applies especially in the Real Estate industry. The top 5% will perform and deliver what they promise. I am the number one search result in Google, Bing and Yahoo because I work at it. I write articles and I help people dispose of unwanted properties for the highest possible price. I am experienced and I do what I say I am going to do.

The rest of my competition… not so much, but I encourage you to call as many as you like because I am confident that after you talk to me you will see the difference. While I cant possibly buy every house that is offered, I am very honest with people about my interest and my intent. If I make a cash offer you can take it to the bank.

Often times home owners will call with a preconceived notion that I will only buy the houses that need a little bit of work or updating. But the truth is, I like the UGLY houses that need the most amount of work the best. It may sound silly but that is my business model and 9 times out of 10 I will offer more than my competition.

What do I Like to Buy…

If your house has;

  1. Fire Damage
  2. Water Damage
  3. Mold
  4. Rotting Bathroom Floors
  5. Cracked Stucco, Plaster or Rotted Siding
  6. Code Violations
  7. Probate and Title Issues
  8. Deferred Maintenance
  9. Cracked or broken foundation
  10. Old or dilapidated Roof
  11. Dry Rot
  12. Termites
  13. Evicting Squatters
  14. Evicting Unwanted Tenants
  15. Evicting Unwelcome Family Members

I can definitely help.

The Offer

The offer is the beginning of the negotiation. Lets face this is a negotiation between what the seller wants and needs and the buyer can offer. Somewhere there has to be a meeting of the minds, but if you are the seller don’t worry if you haven’t got a full grasp of what to expect. Any cash home buyer worth dealing with will outline the market conditions, home values and give you a comprehensive explanation about their offer.

In my experience, most sellers (over 90%) of unwanted houses do not want to discuss the sales price or any possible expectation of what they want for any house. The first reason is they honestly don’t know and don’t want to make a mistake. The second, they really want to see if they can get the buyer to make an offer higher than what they were thinking it might be worth.

I understand this because if I were in your shoes I’d want the buyer to make an offer and give me their best offer and thoughts.

By contrast when you list a house with a Real Estate Agent the entire process is geared toward 2 things; 1) to get you to sign a costly LONG TERM listing agreement in which the seller pays both sides of the sales commission and 2) to establish the sales price for the multiple listing service.

Title Company and the Grant Deed

Once you have selected a Cash Home Buyer you will want to make sure some kind of purchase-and-sale agreement has been drafted. Next, the Buyers are likely to conduct a title search with a Title Company to make sure the title is clear, with no liens or other encumbrances. The Title Company does this and it is part of the sales process. In fact the Title Company is the independent third party that has an obligation to guide both the seller and the buyer in an unbiased manner.

If an offer is accepted, in 90 percent of the cases the person buying the house from you will then want an inspection and possibly an appraisal done to make sure there are no huge problems and that he/she is getting their money’s worth.

Not me. I don’t order inspections or appraisals. I buy your house AS -IS without any contingencies what so ever. I am not going to make an offer that holds you responsible for anything. In fact my purchase and sale agreement sates that the seller makes no guarantees about the condition of the house and that it is being sold in its current As Is condition without any contingencies whatsoever.

Since this is a cash sale, you and the buyer can set the closing date for a time convenient for both of you, usually much sooner with a bank financed deal. If I am the buyer, we simply show up at a Title Company with pen, a drivers license and I’ll have the cashier’s check in hand.

Here are some steps you need take before attempting to sell your house for cash.

We covered this above but

Pricing your house right is probably the best step you can take toward making a fast sale for cash because it’s what gets people to consider your house in the first place. If your price too low, buyers will think something is wrong with the house, and a too-high price may make it sit unsold for a long period with the same result. It pays, then, to check out comparable house values in the area and price accordingly.

Curb Appeal (Be Careful Here)

I love it when the experts say  – maybe just some lawn clean-up and minor landscaping, a little roof repair, touch up the paint, and dress windows, clean the carpet…. In the end, if that is all you are doing, these things wont matter… trust me.

What do I recommend? Clean your house, but honestly, depending on the real condition of your house, this may be over rated and one of the greatest greatest myths in real estate. If you are selling the house AS IS because you don’t want to put money into it… don’t waste your time. You will only spend money that you will never get back and truthfully it will never add value to your house. No one will applaud your efforts except maybe the neighbors.

I have bought and sold hundreds of houses and I can count on two hands the number of houses that I have sold for cash that I have done landscaping or minor cosmetic updates that made a real difference. The fact is the superficial changes add no value at all. So while Curb appeal is what creates that critical first impression and gets them to stop and come to the door. When they get there if the house just looks good from a distance, it will ultimately just turn them off.

So sprucing up the yard and the house’s exterior will make you feel better and the neighbors happy but it will add no real value.

Deal Sweeteners

It always pays to sweeten the deal to make it more attractive for buyers. The tried-and-true principle of reciprocity tells us that people are willing to give more (sale price) if they feel they are getting something in return (the deal sweeteners). For example, you could offer to pay some or all of the closing costs, or you could offer to provide a transferable home warranty, which would cover, say, major appliances and/or the HVAC systems.

If you need to sell your house fast and are looking for someone to buy your house, these tips and steps will help you close a cash deal. But there’s, even more, you can do to get a better cash offer and expedite the sale.
