The Offer

The offer is the beginning of the negotiation. Lets face this is a negotiation between what the seller wants and needs and the buyer can offer. Somewhere there has to be a meeting of the minds, but if you are the seller don’t worry if you haven’t got a full grasp of what to expect. I have bought and sold hundreds of houses and I can count on two hands the number of houses that I have sold for cash that I have done landscaping or minor cosmetic updates that made a real difference. The fact is the superficial changes add no value at all. So while Curb appeal is what creates that critical first impression and gets them to stop and come to the door. When they get there if the house just looks good from a distance, it will ultimately just turn them off.

So sprucing up the yard and the house’s exterior will make you feel better and the neighbors happy but it will add no real value.

Deal Sweeteners

It always pays to sweeten the deal to make it more attractive for buyers. The tried-and-true principle of reciprocity tells us that people are willing to give more (sale price) if they feel they are getting something in return (the deal sweeteners). For example, you could offer to pay some or all of the closing costs, or you could offer to provide a transferable home warranty, which would cover, say, major appliances and/or the HVAC systems.
